You are looking at an identified document that was originally filed in 1856 but it looks like it was rewritten in the 1880's (see scan).
The document is in very nice shape (see scans).
I don't know exactly what to call this document but it looks like it came from some kind of deed book that apparently was rewritten in the 1880's. If you look at the scan carefully, you will see that the preprinted page originally had the 188_, preprinted on the paper and someone scratched out the 8 and filled it in with 54, actual date recorded was October 1, 1854. (SEE SCAN).
There are 6 different names listed on this document:
THOMAS W. SUTHERLAND, ATKINS S. WRIGHT, ARMAND GUYOL, WILLIAM B. COUTS, HENRY CLAYTON and one other name that I could not figure out.
THOMAS W. SUTHERLAND, was born abt. 1818, PA. and he died Feb. 2, 1859, CA.
THOMAS W. SUTHERLAND was the son of JOEL BARLOW SUTHERLAND & MARY READ. JOEL BARLOW SUTHERLAND was born Feb. 26, 1792, GLOUCESTER CO., NJ. and he died Nov. 15, 1861. MARY READ SUTHERLAND was born abt. 1793, PA. and she died sometime after 1870.
I believe that THOMAS W. had the following siblings:
CATHERINE, who was born about 1817, PHILADELPHIA, PA. and she later married CHARLES MALLET-PREVOST and had a daughter ANN MALLET-PREVOST, born 1851.
CHARLES, born abt. 1830, PA., he married ELIZA and they had at least 3 children, lived in Philadelphia, PA.
MARY, born abt. 1835, PA. (I think she remained single).
THOMAS W. SUTHERLAND married a woman by the name of JOANNA and he had one son THOMAS A. SUTHERLAND born May 1, 1850, San Diego, California.

I know that THOMAS W. SUTHERLAND died Feb. 2, 1859, probably SAN FRANCISCO (not positive), however, it's not clear when his wife JOANNA died.
THOMAS W. & JOANNA had one child, THOMAS A., who was born in 1850, by 1870 he is 20 years old and living back in Philadelphia with his 76 year old grandmother MARY READ SUTHERLAND and his Aunt & Uncle CHARLES M. & CAROLINE M. SUTHERLAND PREVOST. I suppose JOANNA could have remarried but I could not find her under JOANNA SUTHERLAND after the 1850 census in California.
After many hours of looking, I think that I finally figured out what happened to THOMAS A. SUTHERLAND, only child of THOMAS W. & JOANNA SUTHERLAND. I found an article online at the LIBRARY OF CONGRESS, NATIONAL ENDOWMENT FOR THE HUMANITIES (CHRONICLING AMERICA), Sacramento, Ca., 1891-1903. The name of the newspaper was the Record-Union (I think) and it was in Sacramento, Ca. dated August 21, 1891 and it says:
"Editor SUTHERLAND Drowned"
PORTLAND (OR.), Aug. 20. - THOMAS A. SUTHERLAND, editor of the SUNDAY WELCOME, was drowned in the river today while attempting to board a ferry boat. SUTHERLAND was born in SAN DIEGO in 1850 and his father was at one time MAYOR of that city and afterward UNITED STATES DISTRICT JUDGE and COLLECTOR of the PORT OF SACRAMENTO. SUTHERLAND was prominent as a journalist and war correspondent."
In 1880, MARY READ SUTHERLAND (Joel's wife) is still alive and living with her son-in-law, CHARLES M. PREVOST, he is widowed. MARY'S daughter, MARY, is also living with her mother and brother-in-law, THOMAS A. is not in the home with them.
By 1900, MARY READ SUTHERLAND (Joel's wife) is deceased and her daughter MARY is still single & living alone. MARY'S birth date according to 1900 census records is MARCH 1835. CHARLES PREVOST, her brother-in-law, passed NOV. 5, 1887, he is buried in LAUREL HILL CEMETERY, SECTION B, LOT 64, PHILA., PA., his full birthdate was Sept. 19, 1818.
CAROLINE SUTHERLAND PREVOST (Charles wife) is also buried in LAUREL HILL CEMETERY, her birthdate is not listed and her death month is JAN., no year.
ANNA MALLETT PREVOST McMICHAEL, (their daughter), is also buried in LAUREL HILL CEM., she was born Apr. 10, 1851 and she died Jan. 28, 1904., her spouse was CHARLES B. McMICHAEL (1850-1929).

A.S. WRIGHT (GRANTEE AS SIGNED) - DR. ATKINS S. WRIGHT, member of San Diego's first city council. From some information I read online, DR. ATKINS & THOMAS SUTHERLAND and a few other men purchased land together in San Diego which they named MIDDLETOWN.
**NOTE: THOMAS W. SUTHERLAND was listed as "GRANTEE IN BODY OF INSTRUMENT" on this document.

There was a second person listed under ARMAND GUYOL'S name but I was not able to figure out who he was.
